Valuation without any intention to sell

A free valuation for your property

Answer a few short questions about your property. You receive a sound valuation built from prices actually recorded by notaries – and, if you want, multiple vetted agents to compare.

  • Real sale prices, not a portal estimateThe basis is notarised sale prices, not the asking prices listed on portals. The gap is routinely in five figures.
  • Also without any intention to sellFor inheritance disputes, divorces or the bank: you get the figure even if you do not sell.
  • Agents compared side by sideService, marketing plan and commission next to each other rather than one after another – on request, not automatically.
  • No tie-inNo agency contract, no upfront costs. You decide after the valuation.

Why is the service free for me?

We receive a placement commission from the partner firms when a job goes ahead. You pay nothing and commit to nothing – and your quoted price is not raised because of it.

What happens to my data?

We pass your details only to the partner firms preparing a quote for you – three at most. They are never passed on for advertising. You can withdraw your consent at any time without any particular form; details are in our privacy policy.

Am I about to be buried in phone calls?

No. At most three firms will contact you, and only ones actually preparing a quote. If you are no longer interested, a short note is enough and the contact ends there.

What does the valuation cost me?

Nothing. You receive the assessment free and without obligation, even if you end up not selling. Commission only arises if an agency contract is actually signed and the property sells – and you agree that with the agent, not with us.

How much is the agent's commission?

Typically 2,38 % to 3,57 % per side including VAT, varying by region. Since 23.12.2020, houses and flats sold to consumers fall under the splitting rule (§§ 656c, 656d BGB): the buyer pays no more than you do.

Why do you ask about year of construction and condition?

Because most of the price range hangs on them. Two structurally similar houses on the same street can differ by more than 20 % depending on roof, windows, pipework and heating. A valuation without those details would be a number with nothing behind it.

Will I have to pay capital gains tax?

Only if fewer than 10 years lie between purchase and sale and you did not live in the property yourself (§ 23 EStG). If you occupied it in the year of sale and the two calendar years before, it does not apply. Sometimes a few months' wait saves a five-figure sum – but have your tax adviser confirm that. We are not tax advisers and may not advise on it.
